Knee Problem 23 yrs Male - MRI Report - what do u think doctor..?

MRI LEFT KNEE JOINT

The study shows a 3.60 (SI) x 1.95 (RL) x 1.44 (AP) cm well defined area of altered signal intensity abutting the cortex of upper third of diaphysis of left tibia medially. The lesion shows well defined endosteal sclerotic margins as hypointensity and there is associated cortical thickening of upper tibia medially. The lesion shows marrow signal within it with an area of fluid intensity appearing hypointense on T1W & hyperintense on GRE , PD & fat saturated images.

The remaining tibia , its metaphysic & condyles of femur and tibia are normal.

The menisci, ACL & PCL are normal.
.
A small effusion is seen in all the synovial reflections.
.
The patella , quadriceps & patellar renduns are normal.
.
The medial & lateral collateral ligaments are normal.
.
Visualised muscles normal. No collection is seen in the bursae.

OPINION : MR features are suggestive of ? non ossifying fibroma / fibrous cortical defect in upper third of diaphysis of left tibia medially.
